Reg­u­lar main­ten­ance keeps heat­ing, cool­ing and water treat­ment sys­tems reli­able and extends their ser­vice life. Faults are also repaired in time, before they turn into major renov­a­tions.

We always plan main­ten­ance to suit the site, wheth­er it is a hous­ing com­pany (res­id­en­tial prop­erty) or a demand­ing indus­tri­al pro­cess. Our main­ten­ance ser­vices

Net­work clean­ing
To clean heat­ing and cool­ing net­works, we use Eco­Boost® clean­ing solu­tion, which we man­u­fac­ture ourselves. It effect­ively removes impur­it­ies, limes­cale and sed­i­ment that have built up in the net­work, sig­ni­fic­antly improv­ing the system’s per­form­ance, energy effi­ciency and ser­vice life.


Fil­tra­tion:
We fil­ter heat­ing and cool­ing net­works with high-per­form­ance fil­tra­tion sys­tems, par­tic­u­larly in data centres, industry and oth­er demand­ing sites. Fil­tra­tion removes impur­it­ies, iron sed­i­ment and sus­pen­ded solids from the sys­tem without down­time, improv­ing heat trans­fer, oper­a­tion­al reli­ab­il­ity and energy effi­ciency.

Filling and vent­ing

After clean­ing and flush­ing, we fill the net­work with a heat trans­fer flu­id suited to the applic­a­tion. At the same time, we make sure the frost pro­tec­tion, pH  and flu­id qual­ity are cor­rect.

The sys­tem is ven­ted care­fully so that no air pock­ets remain in the net­work to impair flow, heat trans­fer and energy effi­ciency. A cor­rectly filled and ven­ted sys­tem works as designed, uses less energy and reduces the risk of mal­func­tions.

Fil­ter install­a­tion and ser­vi­cing

We install effect­ive fil­tra­tion solu­tions in net­works to keep the sys­tem clean after clean­ing, too. A cor­rectly chosen fil­ter reduces the build-up of impur­it­ies, improves heat trans­fer and extends the ser­vice life of the equip­ment.

  • Hei­fi-Top con­tinu­ously removes air, micro­bubbles and impur­it­ies from heat­ing and cool­ing net­works.
  • Fer­roclean effect­ively removes iron sed­i­ment and mag­netite using power­ful mag­nets. The solu­tion is par­tic­u­larly suited to large heat­ing and cool­ing net­works.
  • JUDO fil­ters also pro­tect domest­ic water and pro­cess water sys­tems from impur­it­ies, reduce the need for ser­vi­cing and improve sys­tem reli­ab­il­ity.

Fil­tra­tion is a cost-effect­ive way to keep the net­work clean, pre­vent new prob­lems and keep the sys­tem run­ning energy-effi­ciently well into the future.

Flu­id ana­lys­is and replace­ment
 We check the con­di­tion of glycol and oth­er heat trans­fer flu­ids and replace them when needed. Samples are ana­lysed in an accred­ited labor­at­ory.

How ser­vi­cing works

The ser­vi­cing pro­cess is designed to min­im­ise down­time. Not every step is needed at every site; the work is chosen based on the con­di­tion assess­ment.

Con­di­tion assess­ment and sampling

We assess the cur­rent state of the sys­tem and the con­di­tion of the heat trans­fer flu­id. Where needed, we take samples for labor­at­ory ana­lys­is.

Clean­ing

We clean the net­work with our own Eco­Boost® clean­ing solu­tion, which loosens sludge, limes­cale and mag­netite.

Flush­ing and fil­tra­tion

We flush the net­work and remove any remain­ing impur­it­ies, using side-stream or full-flow fil­tra­tion where needed.

Flu­id replace­ment or filling

We fill the sys­tem with a suit­able heat trans­fer flu­id and make sure the con­cen­tra­tion and freeze pro­tec­tion are cor­rect.

Vent­ing and optim­isa­tion

We vent the sys­tem, check its oper­a­tion and optim­ise the net­work for energy-effi­cient oper­a­tion.

Who is the ser­vice for?

Ice cream fact­ory

Limes­cale depos­its had built up in the water pipe­work of the refri­ger­a­tion plant’s con­dens­ers, impair­ing heat trans­fer and increas­ing the system’s ser­vi­cing needs. Ves­iTekno sup­plied and installed sev­er­al Vul­can water treat­ment sys­tems, which change the crys­tal struc­ture of limes­cale using an elec­tro­phys­ic­al meth­od. As a res­ult, limes­cale does not adhere to the sur­faces of pipe­work and equip­ment in the same way as in untreated water.

The solu­tion brought the form­a­tion of limes­cale depos­its under con­trol, kept heat trans­fer effi­cient and improved sys­tem reli­ab­il­ity.

Heat­ing, cool­ing and domest­ic water sys­tems should have a con­di­tion inspec­tion at least once a year so that any prob­lems are detec­ted before they cause dis­rup­tion or extra costs.


The actu­al ser­vice inter­val depends on the site’s use, the size of the sys­tem and the oper­at­ing con­di­tions. In data centres, indus­tri­al sites and oth­er crit­ic­al sys­tems, for example, inspec­tions may be needed more often than once a year.

Ves­iTekno draws up an indi­vidu­al ser­vi­cing pro­gramme for each site, based on the system’s con­di­tion, its use and the customer’s needs.

Clean­ing a heat­ing or cool­ing net­work typ­ic­ally takes from a few days to sev­er­al weeks, depend­ing on the size of the site and the con­di­tion of the net­work. The net­work can be flushed, filtered, ven­ted and optim­ised at the same time, so the whole sys­tem is put in order in one go.


How ser­vi­cing affects sys­tem oper­a­tion depends on the work:

No down­time: flu­id ana­lyses, con­di­tion inspec­tions and side-stream fil­tra­tion can often be done while the sys­tem is in nor­mal use.

Short inter­rup­tion: at many sites, fil­ters and sep­ar­at­ors can be installed with a short inter­rup­tion.

Par­tial or full shut­down: net­work clean­ing, flush­ing and heat trans­fer flu­id replace­ment usu­ally require the sys­tem to be shut down for the dur­a­tion of the work.

We always plan and sched­ule the work around how the site is used, so that the impact on the building’s users is kept to a min­im­um.
